Which vacation rental software fits 1 to 50 properties?
Two bookings for the same night, a calendar you update by hand every evening: that's when you need a channel manager. Here's the right one for your size, and what it really costs.
A channel manager keeps one calendar for all your listings. A guest books on Booking.com, and the same dates close on Airbnb and Vrbo within seconds. Most tools add a shared inbox, scheduled guest messages, a direct booking site and cleaning tasks on top.
The short answer. You want to automate guest messages and pay only for properties that actually host guests? Hospitable, from $29 a month. You run five or more properties in the US and want a flat, published price with no booking fees? OwnerRez, $88 a month for five. You want the cheapest all-in plan you can read before signing up? Smoobu, billed in euros. One to three listings on a tight budget? Guesty Lite from $9 per listing, or Beds24 if you don't mind a technical tool. Running a management company with 15+ units? Hostaway, on a quote.
One thing the vendor-written rankings skip: the moment you connect property management software to Airbnb, you move to the host-only fee, usually 15.5% instead of 3%. We show you how to price for it further down.
The ranking is editorial: a sponsored placement is always labeled on its card, and no affiliate link ever changes a score.

The 6 vacation rental tools, side by side
The right-hand column answers the question owners ask most: what does it cost to run three properties on Airbnb and Booking.com with the cheapest plan that allows it? The 1- and 10-property math follows further down.

Prices read on each vendor's official pricing page in 2026, before tax. Smoobu and Beds24 bill in euros; the dollar figures Smoobu shows are estimates. Hostaway publishes no price. Channel fees from Airbnb, Vrbo and Booking.com always come on top.

How we ranked these tools
Search "best vacation rental software" and look at who's answering: a channel manager ranks itself first, then a booking engine, then a guest check-in app, then a hotel software directory. Nearly every page in the top results is written by a vendor. Almost none puts a dollar figure next to its competitors, and none mentions the Airbnb fee change.
We did the opposite. We read each vendor's official pricing page and turned every grid into a monthly bill for 1, 3 and 10 properties. Then we read public customer reviews, worst first: double bookings, channels that disconnect, price hikes, features sold as add-ons. Finally, we read Airbnb's own help article on service fees, because it changes the math more than any subscription does.
Lodgify, Hostfully and iGMS stay off the list: we couldn't read a current official price for them, and we never copy a price from a third-party site. Superhote, a strong French player, is left out of this US-facing ranking because it targets the French market.
- Channel syncDirect API connections to Airbnb, Vrbo and Booking.com rather than a calendar link, number of channels, reliability as reported by customers. It's what prevents double bookings, so it carries the most weight.30%
- Clear pricingPublished price, monthly bill at 1, 3 and 10 properties, booking commission, setup fees and contract terms.25%

Smoobu
Smoobu has the most complete euro price grid on this list, property by property. Every plan includes the channel manager, a multi-calendar, a shared inbox, a direct booking site with Stripe and PayPal payments, online check-in and iOS and Android apps. It connects to Airbnb, Booking.com, Expedia and 100+ other channels.
The catch is the plan choice. Professional Flex costs €29 a month, but Smoobu takes 0.9% of every booking. On €30,000 of bookings a year, that's €270 extra. Professional Prepaid costs €35 a month (€31.50 billed yearly) with no commission. Once your yearly bookings pass roughly €8,000, Prepaid is the cheaper plan.
Each extra property costs €9.60 a month. Three properties come to about €47 a month, ten to about €114, before the 10% yearly discount (20% on two years). Notice for cancellation is 30 days, and there's no setup fee.
For a US host, one detail matters: Smoobu bills in euros. The dollar prices on its site are estimates, so your card statement moves with the exchange rate. Customers praise how fast bookings sync across Airbnb and Booking.com; the recurring complaint is support that misreads the problem.
- Complete public price grid
- 100+ channels
- Direct booking site included
- ✓Price known before sign-up
- ✓No setup fee
- ✓14-day trial with no card
- ✗0.9% commission on the Flex plan
- ✗Billed in euros
- ✗Support criticized in reviews
Our top pick for 1 to 20 properties if you can live with a euro bill. Take Prepaid as soon as your bookings pass a few thousand a year. If you want a dollar invoice and five or more units, check OwnerRez first.
Hospitable
Hospitable built its name on automating guest communication. For a seasonal host, though, its billing model is the bigger win: it only charges for "active" properties, the ones with a check-in during the billing period. A lake cabin closed from October to April adds nothing to your bill in those months; only the base plan stays due.
Read the four plans closely. Essentials is free. Host is $29 a month for one property, $10 for a second, and stops at two. Professional is $59 with two properties, then $15 each: five properties come to $104 a month. Mogul is $99 with three properties, then $30 each: ten properties come to $309 a month. Paying yearly takes 12% off.
Past two properties, Professional beats Mogul on price: $74 for three, $179 for ten, against $99 and $309. Even so, at ten year-round units Hospitable costs more than Smoobu at roughly €114. You pay that gap for automation, so do the math with your real number of active properties across the year, not your full portfolio.
The 14-day trial needs no card, which makes it easy to connect one listing and watch how its scheduled messages behave on real bookings before moving everything.
- Billed on active properties only
- Free Essentials plan
- 14-day trial with no card
- ✓Ideal for seasonal rentals
- ✓Guest messaging automation at its core
- ✓Detailed public pricing
- ✗Mogul is pricey; Professional often does the job
- ✗Host plan capped at 2 properties
- ✗Extra-property price rises with each tier
The right pick if your homes close part of the year or if guest messages eat your evenings. For ten units booked all year, Smoobu or OwnerRez cost far less.
OwnerRez
OwnerRez shows up in nearly every US conversation about vacation rental software, and its pricing explains why. It publishes a monthly price on a sliding scale by property count: $88 a month for five properties. It charges no booking fees and asks for no contract.
That makes it the cleanest dollar bill on this list for a five-unit owner. At the same size, Hospitable Professional comes to $104 and Mogul to $159. Smoobu would be around €66 but in euros, with exchange-rate noise on every invoice.
Its limit on this page is what we could verify: the pricing grid gives one clear example, five properties, and we didn't find enough public reviews to judge its support the way we did for the others. Use the 14-day trial to connect one property to Airbnb and Vrbo and run a few real inquiries through it before moving your whole portfolio.
Check the calculator on the pricing page with your exact property count: the scale is degressive, so the per-property cost drops as you grow, which is not true of Hospitable's tiers.
- $88 a month for 5 properties
- No booking fees
- No contract
- ✓Flat dollar price that drops per unit as you grow
- ✓No percentage taken on bookings
- ✓14-day trial
- ✗Only the 5-property price is spelled out
- ✗Overkill for a single property
- ✗Less public review data than its rivals
The best value for a US owner with five or more properties who wants a predictable dollar bill. With one or two homes, Hospitable or Guesty Lite get you live faster.
Guesty
Guesty runs two businesses. Guesty Lite targets small hosts: 1 to 3 listings, from $9 per listing a month. Three listings start at $27 a month, the lowest entry price on this list after Beds24.
Add a fourth listing and you move to Guesty Pro, priced on a quote for 4 to 199 listings, then Enterprise beyond that. There's no public grid for these tiers, so the jump from Lite to Pro isn't visible anywhere. If you plan to grow, ask for that number before you commit.
The direct booking engine takes no percentage; only your payment processor's fees apply. Yearly billing costs less, though Guesty doesn't publish the gap.
Public review scores are high, partly on reviews the vendor invites, and customers often single out responsive support. Read the negative ones too before you sign.
- From $9 per listing
- No percentage on direct bookings
- Room to grow into Pro
- ✓Cheapest entry for 1 to 3 listings
- ✓Scales into a management platform
- ✓Support praised in reviews
- ✗Pro on a quote from listing #4
- ✗Lite-to-Pro price jump unpublished
- ✗Yearly discount not stated
A solid start for 1 to 3 listings. If you already know you'll pass three, get the Pro quote and compare it with OwnerRez before you start.
Beds24
Beds24 is the cheapest tool here. Pricing starts at €15.50 a month and depends on unit count, with a calculator on the pricing page. It then charges €0.55 a month per "link": one room or property type connected to one channel.
Do the math. Three properties on Airbnb and Booking.com make six links, or €3.30 a month on top of the base. Everything else is à la carte: €2 per extra user, €0.10 per SMS, €19 for white label. There's no minimum term and no setup fee, and you can pay in US dollars even though prices are set in euros.
The trade-off is well known. Reviewers call it hard to learn even after paid training, and some report a steep price increase at the start of a year. The same people admit it gets pleasant once mastered. Its public score is low, but on a handful of unsolicited reviews.
If you go with it, pay for the guided setup (from €79). It costs less than three lost weekends in the settings.
- From €15.50 a month
- Billed per channel link
- No minimum term
- ✓Lowest price on the list
- ✓Pay in six currencies
- ✓Detailed public pricing
- ✗Steep learning curve
- ✗Price increase reported by customers
- ✗Every option paid à la carte
The best price if you have time to configure it, or budget for help. If you want something working the same day, Smoobu or Hospitable cost a bit more and spare you the setup.
Hostaway
Hostaway is built for managers, not individual hosts: a single-property owner lands on a waitlist. Its tiers tell you who it's for: 2-14, 15-49, then 50+ listings. It starts to make sense from about 15 units.
No price is published. You get a quote after a sales call. Customers call the price reasonable compared with competitors, while others warn that a plan sold as all-inclusive still has paid add-ons. Get the list of what's included in writing.
It holds one of the highest review averages in the category, partly on invited reviews. One specific complaint keeps coming up: after a cancellation, the calendar takes too long to reopen. Ask about that delay in the demo.
Hostaway's own glossary says a calendar-link (iCal) sync takes 15 to 30 minutes. That's the best reason to confirm it connects directly to each of your channels, not through a feed.
- Built for management companies
- Tiers up to 50+ listings
- Top-rated by its customers
- ✓Full toolkit for a team
- ✓Customers happy with value for money
- ✓Tiers built for growth
- ✗No published price
- ✗Not for a single property
- ✗Some features cost extra
The right call for a manager past 15 units who wants one platform for the team. Under ten properties, Hospitable, OwnerRez or Smoobu show you a price without a sales call.
What your software costs at 1, 3 and 10 properties
The subscription is only half the bill. The other half is channel fees, and one of them changes the day you connect a channel manager.
1 property: stay under $30 a month
3 properties: where the gaps open up
10 properties: a small management business
The Airbnb fee that jumps to 15.5%
Booking.com: around 15%
Your local permit number on every listing
- Before you connect Airbnb, reprice with a 15.5% host fee instead of 3%, or your net income drops by the difference.
- At Smoobu, compare 0.9% of your yearly bookings with the Prepaid surcharge.
- At Hospitable, count properties with at least one check-in a month, not your full portfolio.
- At Beds24, count one link per property per channel.
- Check that the tool can show your local permit number on every listing.
- Ask Hostaway and Guesty Pro for a written quote listing what's included.
Connect your channel manager without a double booking
Double bookings almost always happen during the switch, not after. Six moves to get through it without rehousing a guest.
The steps
Pick a direct connection over a calendar link
BeforeA calendar link (iCal) refreshes every 15 to 30 minutes, and some platforms take up to 24 hours. A booking made in that window creates a double booking. A direct connection (an API, an official link between two systems) updates dates in seconds. Check that your tool has one for Airbnb, Vrbo and Booking.com.
- iCal delay
- 15 minutes to 24 hours
Reprice before connecting Airbnb
BeforeConnecting moves your Airbnb account to the host-only fee, usually 15.5%. Guests stop paying a service fee, so your nightly rate has to absorb it. Rework your rates the day before you connect, not after the first bookings land.
- Host fee
- Usually 15.5%
Switch on a quiet weekday
LaunchPick a weekday outside holiday weekends. Block the dates of existing bookings by hand before the switch, then connect one channel at a time. Check each calendar by hand the next morning.
- Order
- One channel at a time
Store your permit number once
ComplianceEnter each property's local permit number in the software's property profile so it flows to every listing. You'll create new listings later, and that's when the number gets forgotten.

Automate three messages first
AfterStart with booking confirmation, check-in instructions and checkout reminder. Hospitable and Smoobu both let you try this during a 14-day trial with no card.

Plan your exit on day one
ContractNote the notice period (30 days at Smoobu, no minimum term at Beds24, no contract at OwnerRez) and ask how to export future bookings and guest contacts. When you switch tools, it's the upcoming bookings you need to move without a mistake.

Vacation rental software · FAQ
What's the difference between a channel manager and a PMS?
A channel manager syncs calendars and rates across platforms. A property management system (PMS) runs the rest: bookings, messages, cleaning, payments. Most tools on this page do both. What matters is whether sync runs through a direct API connection or a calendar link.Is there free vacation rental software?
Hospitable has a free Essentials plan, but syncing several channels takes a paid plan. The cheapest paid option is Beds24 from €15.50 a month. Airbnb's and Vrbo's free calendar links work for one property, with a double-booking risk during the refresh delay. What's the best software for 3 Airbnb properties?
Guesty Lite for the lowest entry price, from $27. Hospitable Professional at $74 if the homes are seasonal and you want messaging on autopilot. Smoobu Prepaid around €47 if a euro invoice doesn't bother you. Beds24 if you have time to configure it.Does a channel manager raise my Airbnb fees?
In practice, yes. Airbnb requires the host-only fee, usually 15.5%, for hosts who use property management software. On split fees, most hosts paid 3%. The switch can't be undone, so raise your rates before you connect.Do vacation rental tools take a cut of bookings?
Not necessarily. Smoobu Flex takes 0.9%, its Prepaid plan takes nothing. OwnerRez charges no booking fees, and Guesty's direct booking engine takes no percentage. Hospitable's direct booking takes 1% on Professional and Mogul (basic tier). Stripe or PayPal processing fees always apply to direct bookings. Can I switch channel managers without losing bookings?
Yes, if you switch on a quiet day. Export future bookings, block their dates in the new tool, then disconnect each channel from the old tool before connecting it to the new one. A channel linked to two tools at once creates rate and availability conflicts. Is iCal sync good enough?
For one property on two channels, it can do. Calendar links refresh every 15 to 30 minutes, and up to 24 hours on some platforms. With three or more properties or last-minute bookings, that window is where double bookings happen: pick a tool with direct connections.
